Process

From court portal to your screen in 3 steps

We handle the monitoring so you can focus on evaluating opportunities, not searching for them.

01

We scrape official portals

Our crawlers check court registries, enforcement portals and bailiff systems across 17 countries every day — all official, public data sources.

02

You filter and browse

Filter by country, property type and price range. See starting prices, auction dates and direct links to original listings.

03

You bid on the original site

We never intermediate the auction. Every listing links directly to the official court or bailiff portal where registration and bidding happen.

Why CourtBid

The market no one is watching

Court auctions are public record — but spread across 17 different government systems, in 17 languages, with no unified search. We solve that.

One place, 17 countries

Stop switching between Czech, Romanian, Spanish and Finnish portals. Everything aggregated into a single English-language dashboard.

Real discounts, not estimates

Starting prices are set by courts based on independent valuations. Many assets sell 20–50% below their assessed market value.

Alerts before the crowd

Get Telegram and email notifications the moment a new listing matches your criteria — before most buyers even know it exists.

Always the official source

We link directly to the original court or enforcement portal. You register and bid there — we never touch the transaction.

Filter what matters

Filter by country, property type, price range and auction date. Save searches. See only the opportunities that fit your strategy.

FAQ

Frequently asked questions

What are judicial auctions?
Judicial auctions (also known as enforcement auctions, foreclosure sales or bailiff auctions) are court-ordered sales of property or assets used to satisfy unpaid debts or legal judgments. They are conducted officially and typically start at below-market prices because the goal is to recover debt, not maximize sale price.
Do you guarantee I will win or profit?
No. CourtBid is an information and monitoring tool. We aggregate public listings from official court portals. Whether you win, and whether a purchase is profitable, depends on the final bid price, property condition, legal encumbrances, renovation costs and local market conditions. Always conduct due diligence before bidding.
How do I actually participate in an auction?
Every listing on CourtBid includes a direct link to the original court or bailiff portal. You register and bid there — we never intermediate. The process varies by country but generally involves registering with the court, paying a deposit and submitting bids online or in person.
How fresh is the data?
Our crawlers run daily for all 17 countries. Some high-volume countries (Spain, Bulgaria, Lithuania) are updated multiple times per day. Scraping timestamps are shown on each listing so you can see exactly when data was last fetched.
Can I cancel anytime?
Yes. Cancel at any time from your profile. Your subscription continues until the end of the paid billing period — no automatic renewal, no penalties, no questions asked.
Do you cover all property types?
We focus on real estate (apartments, houses, commercial property, land) and vehicles. Coverage varies by country — some portals publish all asset types, others are real estate only. Each listing shows the asset type clearly.
Is VAT included in the price?
Prices shown exclude VAT. EU businesses with a valid VAT number can apply reverse charge (0% VAT). Individual subscribers pay local VAT rate. VAT invoices are issued automatically for every payment and available in your profile.
